Security Door Specification for UK Commercial Sites

A poorly defined door set can leave the strongest-looking entrance vulnerable at its frame, lock, hinges or installation points. A security door specification must therefore do more than select a steel leaf and a high-security lock. It should define a tested, correctly installed and maintainable system that reflects the risks, traffic patterns and operational priorities of the site.

For commercial and industrial premises, the right specification protects people, equipment, stock, cash and information-bearing assets without making daily access difficult to manage. The most effective approach starts with risk and ends with commissioning, user procedures and planned support.

Start With the Opening, Not the Product

A security door is a complete assembly. Its performance depends on the relationship between the door leaf, frame, hinges, locking points, cylinder or electronic lock, glazing where used, fixings and the surrounding wall construction. Selecting components independently can create a weak point that undermines the intended protection.

Begin by establishing what the opening protects and who needs to use it. A rear service entrance at a warehouse has a different threat profile from a server-room door, a pharmaceuticals store, a cash-handling area or an external plant enclosure. Consider attempted forced entry, opportunistic theft, tailgating, vandalism, fire compartmentation, environmental exposure and the consequences of downtime.

Usage matters as much as threat. A door used by dozens of staff each shift needs hardware capable of frequent operation and a permissions model that does not create queues or encourage doors to be propped open. A low-traffic riser cupboard may need higher mechanical resistance but little day-to-day access administration. These distinctions shape the specification from the outset.

Define Tested Security Performance

Security ratings should be selected against a realistic attack method and likely attacker capability, rather than as a procurement exercise in choosing the highest available number. For many commercial settings, the door set may need to meet an appropriate recognised standard for forced-entry resistance, with the required grade agreed following a site risk assessment and insurer requirements.

The specified rating must apply to the complete door set, not simply the leaf or lock. Ask for evidence that the configuration being supplied has been tested or assessed with the proposed frame, locking arrangement, hinges, vision panels and hardware. Changes made after selection, such as adding a different lockcase, closer, panic device or access-control preparation, can affect performance and must be properly engineered.

Pay close attention to the wall opening. A high-performance steel door fixed into weak masonry, lightweight partitioning or an inadequately prepared structural opening cannot deliver its claimed resistance. The specification should identify the substrate, fixing method, tolerances and any required strengthening work before installation begins.

Locks, cylinders and hinges

Mechanical locking remains fundamental, even where electronic access control is planned. The lockcase, cylinder protection, escutcheons, strike plates and hinge-side protection should work as one system. Outward-opening doors may require hinge bolts or other hinge-side security measures, while double doors need particular care around the meeting stiles, rebated edges and inactive leaf locking.

For high-value or sensitive areas, key control should be part of the decision. Restricted master key systems can reduce unauthorised duplication and simplify estates management, but they require disciplined issue, return and audit processes. Electronic credentials can reduce key volumes further and provide a clearer record of access activity.

Build Fire Safety Into the Door Specification

A security door must not compromise life safety. If it forms part of a fire-resisting compartment line or protects an escape route, the specification must address the relevant fire performance, smoke control, self-closing requirements and escape hardware. A door that resists attack but cannot be opened quickly from the inside is not an acceptable solution for an occupied building.

Fire doors must be supplied, installed and maintained as compatible assemblies. Hardware substitutions are particularly risky: closers, locks, intumescent seals, glazing systems and panic furniture all need to be suitable for the door's fire performance. Where access control is fitted to a fire door, the release method, cabling and interface with the fire alarm system must be defined clearly.

There is often a trade-off between tight access control and easy egress. This is resolved through careful design, not by bypassing either requirement. For example, controlled entry can sit alongside free escape via a correctly selected panic bar, emergency break-glass unit or electrically controlled locking arrangement, subject to the building's fire strategy and applicable standards.

Specify Access Control as Part of the Door Set

Access control delivers the greatest operational value when it is planned with the physical door rather than added later. The door type, traffic level, lock function, power transfer, reader positions, emergency override and cable routes all need to be coordinated before fabrication and installation.

For many organisations, electronically managed access brings immediate control benefits. Permissions can be changed when staff join, move roles or leave; lost cards can be cancelled without rekeying a building; and access events can support investigations and compliance reporting. The right locking technology depends on the opening. An office entrance may suit an electrically controlled lockcase, while a high-use perimeter door may need a different arrangement capable of handling repeated cycles and external conditions. Doors protecting critical infrastructure may also require monitored lock status, door position monitoring and alarm integration to identify forced or held-open doors.

Avoid a specification that merely says ‘access control provision’. It should state who supplies and fits the locking hardware, how the door is prepared, where control equipment is located, what happens on power loss, how emergency release works and who tests the final operation. Clear responsibility prevents gaps between the door contractor, electrical contractor and security integrator.

Account for Environment, Traffic and Human Behaviour

External and industrial doors face conditions that can shorten the life of poorly selected hardware. Rain, wind pressure, airborne contaminants, temperature changes, forklift activity and uneven thresholds all affect performance. Finish, corrosion resistance, weather seals, thresholds, drainage and protection from vehicle impact should be proportionate to the location.

A loading-bay personnel door needs different detailing from a main reception entrance. In busy areas, add protection where trolleys, pallets or machinery may strike the leaf or frame. In public-facing environments, consider visibility, signage, accessibility and the likelihood of tailgating. In quieter parts of a building, a door alarm or integration with CCTV can provide additional assurance without placing unnecessary friction on authorised users.

Door weight and opening forces deserve attention. Heavier security doors can improve resistance, but they may become difficult to operate if closers, hinges and geometry are not selected correctly. That can lead to staff wedging the door open, creating the very exposure the project was intended to remove.

Installation and Commissioning Are Security-Critical

A well-chosen door can fail early if it is installed out of square, incorrectly fixed or commissioned without adjustment. The installation scope should include survey confirmation, preparation of the opening, frame fixing, hardware fitting, alignment, sealing, access-control wiring, functional testing and handover documentation.

Commissioning should test normal use, authorised access, free egress, lock release, alarm reporting, door contact status and any fire-alarm interface. It should also confirm that the door closes and latches consistently from all expected positions. If CCTV covers the entrance, confirm that camera views capture the approach, credential presentation and door activity without problematic glare or blind spots.

A practical handover gives facilities and security teams the information needed to operate the opening confidently. This includes key or credential administration, emergency procedures, cleaning and inspection guidance, warranty details and a clear escalation route for faults. For multi-site organisations, a consistent door schedule and asset record make future maintenance and replacement decisions far easier.

Plan for Maintenance From Day One

Security doors are moving, load-bearing systems. Hinges wear, closers drift, seals deteriorate, locks require adjustment and electronic components need periodic inspection. A service plan should reflect the criticality and use of each opening, with defects prioritised where they affect security, fire safety or safe escape.

Regular inspections can identify early signs such as excessive leaf movement, poor latching, damaged frames, failed access events, loose furniture or doors that are being held open. Addressing these issues promptly is usually less disruptive and less costly than responding after a forced-entry incident or a complete failure.
